Light output is fully dimmable from 0–100%. Can be set and held at any brightness the community approves, then documented for the homeowner file.
Automatic Curfew
Schedules dim or shut the system off at set quiet hours with no homeowner action required. The board’s curfew runs itself.
Discreet by Design
Low-profile fixtures mount flush to the fascia in bronze, white, or black to match existing trim. No exposed wiring, no clips, no seasonal strings.
Warm White Default
Operates as warm white architectural accent lighting by default. Color scenes are optional and can be limited to board-approved holidays only.
No Light Trespass
Fixed 120° downward beam angle — light washes along the home’s own facade. Zero uplight, zero spill onto neighboring properties or the night sky.

Color temperature, brightness, and curfew are locked in software — giving the board more enforceable control than any conventional lighting alternative.

Ready-to-adopt language for your HOA board. These give the committee enforceable control over color, brightness, curfew, and installation quality.
ARC approval required prior to installation, with channel color specified to match the home’s existing trim or fascia.
Professional installation only, by a trained and insured contractor using zero-splice plug-and-play methods. No field splicing or hand-wired connections.
Outside approved holiday periods, lighting shall display static warm white locked between 2200K and 2700K, at or below a board-approved brightness level.
Fixture spacing not to exceed 12 inches on center; beam angle fixed at 120° or less, aimed downward at the facade with zero uplight.
Color displays and animation permitted only during board-approved holiday windows, with the schedule automatically reverting to warm white when each window ends.
All lighting scheduled off no later than an agreed curfew time (e.g., 11:00 PM).

Does it meet the 2200–2700K warm white standard?
Yes. The default mode operates within 2200–2700K, and scenes lock to an exact Kelvin value inside that range. Compliance is a saved setting, not a promise about homeowner behavior.
What is the beam angle?
120°, fixed permanently downward toward the home’s own facade. The channel geometry blocks all uplight and side glare — the beam cannot be re-aimed at the street or a neighboring lot.
Is this just Christmas lights left up all year?
No. It is permanent architectural accent lighting installed as a building component. Holiday color is one optional, board-scheduled mode. The everyday default is static warm white, identical in tone to standard exterior fixtures.
Will it shine into neighboring homes?
No. Light trespass is prevented by hardware geometry — fixed 120° downward beam, channel side-shielding, zero uplight — not by trusting homeowner settings. Output is also dimmable and curfew-scheduled.
Can the board enforce how it’s used?
Fully. Color temperature, brightness cap, curfew, and holiday windows are all enforceable in software, applied property-wide from a single app. This gives the board more control than any conventional lighting alternative.
What happens during holidays — and after?
Holiday color runs only during board-approved windows. The schedule reverts the system to approved warm white automatically when the window ends — nothing to take down, no way to leave the lights up.
Is it safe? Any fire or electrical risk?
It is a 24V DC, Class 2, inherently power-limited system with IP67 fully potted fixtures. No line voltage at the roofline, no extension cords. Every connection is a factory-sealed plug-and-play connector — zero field splices.
What if the homeowner sells?
The system conveys with the home as an installed improvement, controlled by whoever owns the app account — an asset, not a fixture the next owner must remove.
