Most homeowner associations require an architectural review application before anything goes on the exterior of the house, lighting included. Permanent, low-voltage systems tend to clear that review more easily than obvious add-on fixtures, because the hardware mounts flush against the roofline, soffit or track that is already there and sits dark and unlit by day. Every community writes its own covenants, so confirm your own before you install anything.
This is general information about how architectural review tends to work, not legal advice about your specific covenants. Your HOA’s documents are the only authority on what your community actually requires.
Architectural review exists to keep one homeowner’s changes from changing how the street looks for everyone else. Anything visible from the exterior, paint, fencing, and lighting fixtures among them, usually goes through some form of application before it goes up, whether that is a quick staff sign-off or a full committee vote depending on the community.
The systems that draw the most scrutiny are the ones that visibly change the house, new fixtures bolted to a wall, exposed wiring, hardware that stays lit or colour-changing around the clock. A permanent roofline system mounts into track fastened flush to the roofline itself, so in daylight it reads as part of the home rather than something added to it. It only shows anything at all once it is switched on, which is the case most homeowners actually make in their application: the change is architectural, not decorative hardware.
Some communities cap what colours or effects can run during normal weeknights, or restrict animated effects to specific holidays. None of that is universal, and the only way to know your community’s actual rule is to read your covenants or ask your HOA management company directly before you install.
A certified installer who has already worked in your area has usually seen your HOA’s paperwork before. Bringing them in before you submit, rather than after a rejection, is the difference between one application and three.
